Job Title: Architect – Major Residential Project
Location: Sandyford, Dublin (Head Office: Co. Kildare)
Salary: €60,000 – €75,000 DOE
Contract: Fixed Term – 2 Years
An established property development and construction company is expanding its team and seeking an experienced Architect to support the design and delivery of a major residential development in Sandyford.
This role offers the opportunity to play a key part in coordinating design teams, driving technical excellence, and ensuring high-quality project delivery from pre-construction through to completion.
The Role
The Architect will coordinate with internal design teams, external consultants, subcontractor designers, and on-site construction teams to ensure the project design evolves efficiently and aligns with the client brief, cost targets, programme requirements, and quality standards.
The successful candidate will bring strong technical knowledge, excellent organisational ability, and proven experience delivering apartment developments in Ireland.
Key Responsibilities
- Coordinate internal and external design teams to ensure pre-construction design development, tender packs, and statutory applications (FSC/DAC) are delivered on programme.
- Lead design and engineering workshops to resolve technical issues ahead of site activities.
- Manage the technical submittal process, ensuring specifications are adhered to and submissions are reviewed in a timely manner.
- Work closely with the commercial team to prioritise procurement packages, particularly those with long lead times.
- Oversee the design query and RFI process, tracking issues through to resolution.
- Manage IFC releases and updates, ensuring full coordination across all disciplines.
- Lead weekly design and engineering meetings, reporting progress and escalating key risks.
- Maintain and update the project design risk register.
- Manage FFE design and submittal processes.
- Coordinate contractor drawings and models to ensure approval in line with programme requirements.
- Oversee as-built documentation, O&M manuals, and digital uploads in preparation for handover.
- Coordinate sustainability requirements (e.g. Home Performance Index) with consultants and design teams, producing regular progress reports.
- Contribute to the ongoing development of the company’s internal Design Guide.
- Assist with early-stage feasibility and planning studies, including density, height, and massing analysis.
Requirements
- Bachelor’s degree (or equivalent) in Architecture, Engineering, Construction, or related discipline.
- Proven experience delivering apartment construction projects in Ireland.
- Strong understanding of technical and design submittal processes.
- Experience using Procore or similar construction/design management software.
- Proficiency in AutoCAD and Revit.
- Strong knowledge of EU building regulations and construction detailing.
- Excellent organisational, communication, and coordination skills.
- Ability to manage deadlines and deliver high-quality outputs within budget.
