An established and progressive residential developer is seeking an experienced Construction Contracts Manager to join its growing team in the South East. The Role
The Contracts Manager will oversee all contractual aspects of construction projects, ensuring compliance, mitigating risk, and supporting successful project delivery. The role will involve managing contracts with clients, subcontractors, and suppliers while maintaining strong commercial oversight to ensure projects are delivered safely, efficiently, and profitably.
You will play a key role in protecting business interests, managing stakeholder relationships, and ensuring projects remain on schedule and within budget.
Key Responsibilities
Contract Management
- Review, negotiate, and administer contracts with clients, suppliers, and subcontractors.
- Ensure contractual obligations are met while identifying and reducing project risks.
- Manage claims, variations, extensions of time (EOTs), and contractual documentation.
Commercial & Cost Control
- Work closely with commercial teams to monitor project costs, budgets, and financial performance.
- Support cost-effective procurement and supply chain management.
- Identify and address cost overruns or contractual issues affecting profitability.
Project Coordination
- Collaborate with project management, procurement, finance, and legal teams to ensure successful project delivery.
- Support planning and scheduling activities to maintain programme milestones.
- Resolve contractual issues to minimise disruption and maintain project progress.
Risk & Compliance
- Identify contractual and commercial risks and implement mitigation strategies.
- Ensure compliance with relevant legislation, industry standards, and internal procedures.
- Maintain accurate records and reporting across all contractual matters.
Stakeholder Management
- Act as the key point of contact for contract-related matters.
- Build strong working relationships with subcontractors, suppliers, and project stakeholders.
- Support clear communication and issue resolution throughout the project lifecycle.
Reporting & Performance
- Provide regular updates on contract performance, financial status, and project risks.
- Support senior leadership with commercial and contractual reporting.
About You
The ideal candidate will have:
- A degree in Construction Management, Civil Engineering, Quantity Surveying, Law, or a related discipline.
- Strong knowledge of construction contracts and construction law.
- 5–10+ years’ experience in contract management within the construction or engineering sector.
- Proven experience delivering large-scale construction projects.
- Strong commercial awareness and experience managing project costs and contractual risk.
- Excellent communication, negotiation, and organisational skills.
- Experience using construction project management and cost control systems.
