An established and highly respected Irish main contractor, with a strong reputation for delivering high-quality commercial, residential, conservation and heritage projects, is seeking an experienced Contracts Manager to join their team.
With a proven track record across complex construction projects, the company has built an excellent reputation for quality workmanship, professionalism, client relationships and reliable project delivery.
The successful candidate will oversee a portfolio of commercial and conservation projects across Offaly and Longford, working closely with clients, consultants, subcontractors and site teams to ensure projects are delivered safely, efficiently, commercially and to the highest standard.

The Role
The Contracts Manager will have overall responsibility for the successful delivery of a number of projects, from pre-construction through to completion and handover.
Working closely with the senior management team, Project Managers and Site Managers, you will provide leadership across the project portfolio while maintaining strong commercial, contractual, programme and quality control.
Key Responsibilities
- Take overall responsibility for the successful delivery of multiple commercial and conservation projects.
- Manage projects from pre-construction and mobilisation through to completion and handover.
- Provide leadership and support to Project Managers, Site Managers and site teams.
- Develop and monitor project programmes, ensuring key milestones and contractual deadlines are achieved.
- Manage and coordinate subcontractors, specialist contractors, suppliers and consultants.
- Maintain strong commercial control across projects, working closely with the commercial team.
- Monitor project costs, variations, valuations, procurement and cash flow.
- Review contract documentation, drawings, specifications and scopes of work.
- Identify and manage commercial, contractual, technical and programme risks.
- Liaise directly with clients, architects, engineers, quantity surveyors and other members of the professional team.
- Attend and chair project and progress meetings where required.
- Ensure projects are delivered in accordance with agreed quality standards and specifications.
- Maintain a strong focus on Health & Safety and ensure compliance with company and statutory requirements.
- Oversee the resolution of technical and construction issues throughout the project lifecycle.
- Ensure appropriate resources, labour, plant and materials are available to maintain programme.
- Monitor subcontractor performance and ensure contractual obligations are met.
- Manage project variations, delays and potential claims in conjunction with the commercial team.
- Oversee snagging, completion, commissioning and final handover.
- Maintain strong client relationships and contribute to repeat business opportunities.
- Ensure company procedures, reporting requirements and project governance are consistently followed.
The Ideal Candidate
The successful candidate will be an experienced Contracts Manager with a strong background working for a main contractor and a proven ability to manage multiple projects and project teams.
You will ideally have:
- 8+ years' experience in construction, with significant experience at Contracts Manager level.
- A relevant construction, engineering or quantity surveying qualification.
- Proven experience managing commercial construction and/or refurbishment projects.
- Experience managing multiple projects simultaneously.
- Strong commercial and contractual awareness.
- Excellent knowledge of construction methods, sequencing and project delivery.
- Proven experience managing Project Managers, Site Managers and subcontractors.
- Strong programme management and organisational skills.
- Excellent client and stakeholder management skills.
- Strong Health & Safety awareness.
- Excellent communication and leadership abilities.
- A proactive and solutions-focused approach.
- Full clean driving licence.
