Salary: €100,000 - €120,000 + vehicle/package etc.

An established and highly respected residential developer is seeking an experienced Contracts Manager to join their growing team, overseeing high-quality residential developments in Dundalk, Co. Louth.

The Role
As Contracts Manager, you will have overall responsibility for the successful delivery of residential projects, overseeing multiple sites and working closely with Site Managers, Project Managers, subcontractors, consultants, and the wider management team.
You will ensure projects are delivered safely, on programme, within budget, and to the highest quality standards while maintaining strong commercial and operational control.
Key Responsibilities
- Oversee the delivery of residential construction projects from commencement through to completion.
- Manage and support Site Managers and site teams across multiple developments.
- Ensure projects are delivered in line with agreed programmes, budgets, and quality standards.
- Coordinate subcontractors, suppliers, consultants, and design teams.
- Monitor project progress and identify and resolve potential delays or issues.
- Work closely with the commercial team to monitor costs, variations, procurement, and financial performance.
- Ensure all works comply with building regulations, company procedures, and contractual requirements.
- Maintain the highest standards of Health & Safety across all projects.
- Liaise with clients, architects, engineers, local authorities, and other key stakeholders.
- Review project programmes and ensure key milestones are achieved.
- Provide regular progress updates and reporting to senior management.
- Assist with procurement and subcontractor appointments where required.
- Drive quality assurance and ensure homes are delivered to the required standards.
- Support the successful handover and completion of developments.
Requirements
- 5+ years' experience in a Contracts Manager, Senior Site Manager, Project Manager, or similar senior construction role.
- Strong residential construction experience with a main contractor or residential developer is essential.
- Proven experience managing multiple sites or large-scale residential developments.
- Strong understanding of construction programmes, budgets, procurement, and subcontractor management.
- Excellent leadership, communication, and organisational skills.
- Proven ability to deliver projects safely, on programme, and to a high standard.
- Strong knowledge of Health & Safety, quality management, and building regulations.
- Relevant construction qualification or trade background is desirable.
- Ability to manage multiple priorities and work effectively with senior management and project teams.
