Job title: Contracts Manager – Residential Construction
Location: Sandyford, South Dublin
Salary: €100,000–€130,000 per annum
About the Role
We are seeking an experienced Contracts Manager to oversee the delivery of two large-scale residential developments in Dublin, comprising approximately 200 homes in total.
This is an excellent opportunity to join an established construction business and take responsibility for the successful delivery of major residential housing schemes. Reporting directly to the Head of Construction, you will lead project teams, oversee site operations and ensure projects are delivered safely, on programme, within budget and to the highest quality standards.
The successful candidate will have a strong background in residential construction, with proven experience managing large-scale housing developments and coordinating multiple project teams.
Key Responsibilities
- Oversee the delivery of two residential developments, each comprising approximately 100 units.
- Manage project programmes, budgets, resources and construction schedules.
- Oversee site operations, ensuring compliance with health and safety requirements, building regulations and quality standards.
- Lead and coordinate Site Managers, subcontractors, suppliers, consultants and other project stakeholders.
- Monitor progress against agreed programmes, identifying risks and implementing corrective actions where required.
- Manage project costs, commercial performance and financial reporting.
- Provide regular progress updates and reports to the Head of Construction.
- Ensure projects are delivered in accordance with drawings, specifications and contractual requirements.
- Drive quality control, construction best practices and continuous improvement across both developments.
- Build and maintain strong relationships with clients, consultants, subcontractors and relevant authorities.
- Proactively manage project challenges, resolve issues and ensure key milestones are achieved.
- Ensure effective communication and coordination between all project teams.
Requirements
- Minimum of 5 years' experience delivering residential housing developments.
- Proven track record managing large-scale residential projects of similar size and complexity.
- Strong understanding of residential construction methods, sequencing and project delivery.
- Experience leading Site Managers, subcontractors and multidisciplinary project teams.
- Strong knowledge of construction programmes, budgeting, cost control and resource management.
- Excellent leadership, communication and stakeholder management skills.
- Strong organisational, problem-solving and decision-making abilities.
- Proficiency in project management software and reporting systems.
- A degree in Construction Management, Civil Engineering or a related discipline is desirable.
