Job Title: Finishing/Section Foreman – Apartment Scheme

We’re hiring a Finishing/Section Foreman to drive apartment blocks from shell & core through to snag-free handover on a high-quality residential scheme in Dublin. You’ll take ownership of floors/zones, coordinate finishing trades, and deliver impeccable standards, safely and on programme.

 

Key Responsibilities

  • Lead day-to-day finishing across assigned blocks/floors (drylining, carpentry, tiling, painting, M&E second fix, kitchens, bathrooms, common areas).
  • Plan and run weekly/daily look-aheads, labour forecasts and material call-offs; de-risk constraints early.
  • Chair/attend sectional coordination meetings; issue actions and track close-out.
  • Implement QA/ITPs; complete checklists, photos, benchmark rooms, room-by-room sign-offs.
  • Manage snag/de-snag cycles to client standard; close out apartment, corridor and lobby snag lists.
  • Coordinate with façade, windows, lifts, M&E, fire-stopping and doorset installers at interfaces.
  • Enforce H&S: TBTs, RAMS compliance, permits (hot works, work at height), housekeeping and access/egress.
  • Maintain red-line drawings/as-builts; support BCAR/Assigned Certifier inspections and records.
  • Align with M&E teams on first/second fix, testing & commissioning prior to ceiling/wall close-up.
  • Protect finishes; manage logistics, hoists, waste removal, just-in-time deliveries.
  • Present areas for client/PSCS/AC inspections and oversee handover pack inputs (certs, warranties, O&Ms).

 

What You’ll Bring

  • 5+ years’ experience as Finishing Foreman / Section Foreman on apartment or multi-unit residential projects in Ireland.
  • Strong eye for detail and quality, with proven snag management to completion.
  • Confident reading drawings/specs and coordinating multiple trades simultaneously.
  • Solid understanding of fire-stopping/compartmentation, doorsets, wet areas, and M&E interfaces.
  • Up-to-date H&S knowledge; Safe Pass and relevant tickets (e.g., manual handling, MEWP) desirable.
  • Clear communicator; able to drive programme and maintain positive subcontractor relationships.
  • IT/QA savvy (email, drawing viewers, snagging apps/photos).
