A well-established and highly regarded Irish main contractor, with a strong reputation for delivering complex construction, refurbishment and restoration projects to a high standard, is seeking an experienced Project Manager to join their team on a significant project in Dublin 7.
The successful candidate will take responsibility for the delivery of a challenging demolition, alteration and refurbishment project involving a historic Dublin building, requiring a high level of planning, coordination, technical understanding and attention to detail.
This is an excellent opportunity for an experienced Project Manager to work on a distinctive project where careful management of existing structures, demolition works, alterations and new construction will be critical to successful delivery.
The Role
Reporting to the Contracts Manager, the Project Manager will have overall responsibility for the day-to-day management and delivery of the project, ensuring works are completed safely, efficiently, to programme, within budget and to the required quality standards.
You will be responsible for coordinating the site team, specialist subcontractors, consultants and client representatives throughout the project lifecycle.
Key Responsibilities
- Take overall responsibility for the successful delivery of the project from mobilisation through to completion and handover.
- Manage demolition, structural alterations, refurbishment and associated construction works within an existing historic building.
- Develop and maintain detailed project programmes, ensuring key milestones and completion dates are achieved.
- Coordinate and manage subcontractors, specialist contractors, suppliers and direct labour.
- Work closely with the design team, architects, engineers and consultants to resolve technical and construction issues.
- Review drawings, specifications, scopes of work and construction information.
- Monitor progress on site and ensure works are being completed in accordance with the programme.
- Maintain a strong focus on quality, workmanship and attention to detail, particularly given the nature and character of the existing building.
- Manage project resources, costs and budgets in conjunction with the commercial team.
- Identify potential project risks and implement appropriate mitigation measures.
- Ensure all works are carried out in accordance with current Health & Safety legislation, company procedures and project-specific requirements.
- Manage the coordination of demolition and alteration works with new construction and services installations.
- Chair and attend site meetings with the client, design team and subcontractors.
- Maintain accurate project records, reports and documentation.
- Manage snagging, completion and handover to ensure the project is delivered to the required standard.
- Promote a positive culture of safety, quality, collaboration and professionalism across the project team.
The Ideal Candidate
The successful candidate will be an experienced construction professional with a proven track record managing refurbishment, alteration, demolition or commercial/residential projects.
You will have:
- A relevant construction, engineering or project management qualification.
- Significant experience as a Project Manager within a main contractor environment.
- Proven experience managing subcontractors and multidisciplinary site teams.
- Strong knowledge of construction methods, sequencing and project delivery.
- Experience working within existing buildings and/or refurbishment environments.
- Excellent organisational and programme management skills.
- Strong commercial awareness and understanding of project costs.
- Excellent communication and leadership skills.
- A proactive approach to resolving construction and technical issues.
- A strong understanding of Health & Safety requirements.
- The ability to work effectively with clients, consultants, architects, engineers and subcontractors.
Experience working on historic, protected or architecturally significant buildings would be highly advantageous, as would experience in complex demolition and structural alteration projects.
