Job title: Quantity Surveyor / Senior Quantity Surveyor
Location: Sandyford, Dublin (Head Office: Co. Kildare)
Salary: €65,000 – €80,000 DOE
A well-established and highly regarded Irish property developer is expanding its commercial team and seeking an experienced Quantity Surveyor / Senior QS to support a major development project.
This is an excellent opportunity for a commercially driven professional who thrives in a fast-paced environment and is eager to contribute to high-profile residential developments.
The successful candidate must be available to work from site in Sandyford, Dublin a minimum of three days per week, with flexibility to work from additional office locations in Co. Meath or Co. Kildare.
The Quantity Surveyor / Senior QS will play a key role in managing the financial and commercial aspects of projects, ensuring cost control, value optimisation, and strong subcontractor management from tender stage through to final account.
Key Responsibilities
- Prepare tender documentation, assess subcontractor returns, negotiate terms, and place orders.
- Manage subcontractor accounts from procurement through to final account settlement.
- Maintain accurate site records and robust document control procedures.
- Carry out site measurements and record findings accurately.
- Assist in forecasting, cost planning, target setting, and reconciliation of package values.
- Prepare valuations and variations with full supporting documentation.
- Support payment runs and update projected final accounts.
- Collaborate closely with site management to address commercial challenges.
- Implement and support the agreed commercial strategy.
- Participate in contract value reviews and identify risks and opportunities.
- Lead cost tracking processes to ensure alignment between budgets and actual expenditure.
- Support cash flow management and financial performance monitoring.
- Assist with tendering processes as required.
- Mentor and supervise Junior Quantity Surveyors.
- Ensure all commercial documentation and site records are properly maintained.
- Utilise digital tools and commercial software effectively.
- Apply Standard Methods of Measurement (e.g. ARM5 where applicable).
- Demonstrate strong commercial awareness and negotiation capability.
Qualifications & Requirements
- Minimum 4 years’ experience as a Quantity Surveyor in Ireland, ideally with a developer or main contractor.
- Degree-qualified, with progression towards relevant professional accreditation.
- Strong proficiency in Microsoft Excel and measurement software (e.g. Bluebeam, Cubit or similar).
- Excellent commercial judgement with strong cost analysis capability.
- Proven negotiation skills with a focus on value optimisation.
- Strong organisational and time management skills with the ability to manage multiple workflows.
- Fluent English (minimum C1 level).
- Must be available to work on-site in Sandyford a minimum of 3 days per week.
