A well-established and highly respected residential developer is seeking an experienced Senior Contracts Manager to lead contract and project management on a major 3-year residential development in Kilcoole, Wicklow. Known for delivering high-quality homes and large-scale residential schemes across Ireland, the company has a strong reputation for professionalism, programme delivery, and construction excellence.
The Role
The Senior Contracts Manager will be responsible for overseeing all contractual aspects of the project, ensuring that the development is delivered on time, within budget, and to the highest quality standards.
Key Responsibilities
- Lead and manage all contractual aspects of the project, including procurement, subcontractor agreements, and variations
- Monitor project budgets, cash flow, and cost reporting
- Liaise with the project team, consultants, contractors, and clients to ensure seamless project delivery
- Develop and maintain project schedules, risk registers, and progress reports
- Ensure compliance with health & safety, quality standards, and statutory regulations
- Mentor and support junior contracts staff as required
- Manage dispute resolution, claims, and contractual negotiations
Requirements

Proven experience as a Senior Contracts Manager on large-scale residential projects

Strong knowledge of construction contracts, procurement, and cost management

Excellent leadership, negotiation, and communication skills

Ability to manage multiple stakeholders and complex projects

Relevant professional qualifications are advantageous

Willingness to be based on-site in Kilcoole for the duration of the project
