Site Manager – Residential Development
Location: Lucan, Dublin
Salary: €55,000 - €75,000 per annum
About the Role:
We are currently seeking an experienced Site Manager to oversee a 75-unit residential development in Lucan, Dublin. This is a fantastic opportunity to play a key role in the successful delivery of a large-scale residential project. The Site Manager will be responsible for managing day-to-day site operations, ensuring the project is completed safely, on time, and to the highest quality standards.
Key Responsibilities:
- Oversee and manage all on-site construction activities for the residential development project.
- Coordinate and supervise subcontractors, suppliers, and site personnel to ensure efficient project progress.
- Ensure all site operations comply with health, safety, and environmental regulations.
- Maintain a high standard of quality control, inspecting work regularly and ensuring it meets both company and industry standards.
- Develop and manage the project site schedule, ensuring milestones and deadlines are achieved.
- Liaise with the Project Manager to report on progress, address issues, and escalate any concerns that may impact the project timeline.
- Monitor the project budget on site, ensuring that costs are controlled and managed effectively.
- Maintain and update project documentation, including site diaries, progress reports, and health and safety records.
- Conduct regular site meetings with subcontractors, suppliers, and the project team to ensure smooth communication and problem-solving.
- Address any on-site issues or conflicts promptly, ensuring minimal disruption to the construction schedule.
- Ensure compliance with all relevant building codes, regulations, and quality standards.
- Foster a safe and collaborative work environment, promoting a culture of safety and efficiency among the site team.
Key Requirements:
- Proven experience as a Site Manager or similar role within the residential construction industry.
- Experience managing large residential developments, ideally 50+ units.
- Strong knowledge of construction processes, site management, and quality control.
- Excellent organisational and time-management skills, with the ability to manage multiple tasks simultaneously.
- Strong understanding of health, safety, and environmental regulations and their practical application on-site.
- Excellent communication and leadership skills, with the ability to manage subcontractors and site staff effectively.
- Ability to work under pressure and resolve problems quickly and efficiently.
