Job Overview:

Our client, a well-established property developer based in South Dublin, is seeking an experienced Site Manager to oversee the successful delivery of a large-scale 400-unit apartment development. The Site Manager will be responsible for managing all on-site construction activities, ensuring that projects are completed on time, within budget, and to the required quality standards, while ensuring health and safety compliance.

Key Responsibilities:

  •  Lead and manage the day-to-day operations of the construction site, including planning, coordination, and monitoring of all on-site activities.
  • Ensure that all aspects of the construction project, from groundwork to final finishes, are completed according to specifications, drawings, and schedules.
  • Oversee site staff and subcontractors, ensuring effective allocation of resources and tasks.
  • Manage and monitor site progress, ensuring that the project stays on track and that any issues are quickly identified and resolved.
  • Ensure all work complies with health and safety regulations and the client’s safety standards.
  • Maintain a safe working environment for all site personnel, including the implementation of safe systems of work and risk assessments.
  • Conduct regular safety inspections and manage site audits, ensuring compliance with statutory regulations and company procedures.
  • Monitor the quality of workmanship and materials, ensuring all works are completed to the highest standard and in compliance with relevant regulations and specifications.
  • Carry out regular inspections of the site, identifying areas of improvement and ensuring corrective actions are taken where necessary.
  • Provide daily/weekly site reports to senior management, detailing progress, issues, and any risks or delays.
  • Project Coordination and Stakeholder Management:
  • Liaise with the Project Manager, senior leadership, architects, engineers, and subcontractors to ensure smooth coordination between all teams.
  • Attend project meetings and provide updates on site progress, issues, and potential delays.
  • Develop and maintain good working relationships with stakeholders, including clients, subcontractors, and suppliers.
  • Budget and Resource Management:
  • Ensure the project remains within budget by effectively managing site resources, materials, and manpower.
  • Monitor and report on the procurement and delivery of materials to avoid any delays in the construction programme.
  • Assist in the preparation of reports on financial performance and take corrective action as required.

Experience:

  • At least 5 years’ experience in a site management role within the construction industry, with a proven track record of successfully delivering residential or large-scale developments.
  • Strong experience in managing apartment or housing projects from groundworks through to final finishes.
