Job Title: Site Manager – Residential Development
Location: Co. Waterford
Salary Package: Negotiable DOE
A long-established and highly experienced building contractor is seeking an accomplished Site Manager to lead a residential/housing project in Waterford.
With a strong track record delivering high-quality residential schemes and community developments across the South East, this contractor is recognised for its hands-on approach, consistent delivery standards, and long-standing relationships with clients and design teams. Due to a healthy pipeline of upcoming work, they are now looking to appoint a driven Site Manager to oversee a key housing project.
The Role
You will take full responsibility for the day-to-day management of the site, ensuring the project is delivered safely, on programme, and to the highest quality standards.
Key duties include:
- Managing all site operations from groundworks through to handover
- Coordinating subcontractors and direct labour
- Driving programme adherence and resolving on-site issues proactively
- Ensuring strict compliance with Health & Safety regulations
- Liaising with clients, architects, engineers, and local authorities
- Maintaining accurate site records and reporting to senior management
- Overseeing quality control and snagging processes
Requirements
- 5+ years’ experience as a Site Manager in residential construction
- Proven experience delivering housing developments in Ireland
- Strong knowledge of Irish building regulations and BCAR
- Excellent leadership and communication skills
- Trade background or relevant construction qualification preferred
- SMSTS/Safepass and First Aid certification
