Site Manager / Foreman – Major Residential Development (Cork)

A well-established main contractor with a strong track record delivering large-scale residential and mixed-use developments is seeking an experienced Site Manager / Foreman for a new flagship project in Cork. The company is known for delivering high-quality housing schemes, apartment developments, and complex urban projects nationwide.
The Project
You will lead day-to-day site operations on a 125-unit residential development, including a mix of apartments, townhouses, duplex units, and associated site works. The project will be delivered in phased stages over approximately 3 years.
Key Responsibilities
- Manage and coordinate all on-site activities to ensure efficient progression of works
- Oversee subcontractors, trades, and site teams on a daily basis
- Ensure quality control, safety compliance, and adherence to programme timelines
- Maintain clear records, reporting, and site documentation
- Liaise with project management, design teams, and stakeholders
- Drive high standards of workmanship and site organisation
- Support project phasing, sequencing, and resource planning
- Identify and resolve site issues proactively
Requirements
- 5+ years’ experience as a Site Manager or Foreman on residential or mixed-use construction projects
- Proven experience delivering multi-unit housing or apartment schemes
- Strong leadership, communication, and organisational skills
- Excellent knowledge of construction sequencing and building regulations
- Ability to manage multiple trades effectively
- Safe Pass & relevant site tickets
- Strong focus on quality, safety, and delivery
